Why the Île de Ré
Is a Unique Investment Opportunity
A jewel of the Atlantic lying across from La Rochelle, Île de Ré is one of the French people’s favorite destinations. It is enjoyed year-round and known for its microclimate, beautiful fine-sand beaches, and authentic villages.
Also known as “Ré la Blanche” because of its distinctive architecture and the white hue of its houses, Île de Ré delights visitors of all ages with its many local producers: oysters, salt, glasswort, wine, potatoes, and even jams and caramels.
Île de Ré is a true postcard-perfect setting. From Rivedoux to Les Portes-en-Ré, each village reveals its own breathtaking landscape.
Thanks to the Coastal Law, protected natural areas, salt marshes, nature reserves, and architectural restrictions, a large part of the island is permanently protected from urbanization.
This structural rarity is the driving force behind long-term heritage appreciation—a distinction few French real estate markets can claim.

A region that comes alive all year round
The Île de Ré is inhabited and bustling all year round, not just in the summer.

– Peace of Mind –
One of the safest regions in France
The toll bridge: a single controlled land access point
Since 1988, the Île de Ré has been connected to the mainland by the Île de Ré Bridge. This is the only land access route, and it is a toll bridge. The bridge naturally limits the flow of traffic in and out of the island, making it structurally safer.

Charente-Maritime is one of the departments with the lowest crime rates and ranks well below the national average.
Community and a strong social fabric
The Île de Ré is a small, close-knit community where everyone knows each other. This sense of community is a recognized factor in safety. Neighbors naturally look out for each other’s homes, businesses, and residents. Permanent residents keep the local community active even during the off-season.

The Île de Ré in All Seasons
Your vacation home isn't just for the summer—every season offers a unique experience

Spring
The island is coming to life. Hollyhocks are blooming, markets are back in session, and restaurants are reopening. The spring light is incomparably gentle. It’s the perfect time for bike rides without the summer crowds.
Summer
High season in all its glory: bustling beaches, night markets, packed restaurants, and sunshine until 10 p.m. The Île de Ré is at its best. The joy of returning to your vacation home after a long wait.
Fall
The island’s secret season for lovers. The colors of the marshes, the low-angled light, the spectacular storms over the ocean—the restaurants welcome back their regulars. An island rediscovered, more genuine, more authentic.
Winter
Winters on Ré are mild (temperatures rarely drop below 5°). Sunday markets, crackling fires, and walks along deserted beaches in the salty breeze. Another side of the island—melancholic and magnificent.
– Accessibility –
Preserved but accessible
The Île de Ré is no ordinary destination. Protected by strict environmental regulations that limit new construction, its land is inherently scarce. This structural scarcity drives long-term appreciation of property value—a feature few French real estate markets can claim.
Here, second homes account for nearly 60% of the housing stock. Owning a pied-à-terre on Île de Ré means joining a community of lovers of this region who pass their properties down from generation to generation.

WHAT YOU NEED TO KNOW BEFORE BUYING YOUR SECOND HOME
A second home is subject to property tax and the housing tax on second homes (which has remained in effect since the housing tax on primary residences was eliminated).
The Île de Ré is considered a safe haven: the scarcity of land, due to strict coastal protection measures, and the island’s enduring appeal support property prices over the long term. A second home there combines recreational use, seasonal rental potential, and asset appreciation, making it a sought-after investment despite higher property taxes than those on a primary residence.
Yes, under certain conditions. As of June 1, 2025, to rent out a furnished vacation rental on the Île de Ré, the individual or legal entity that owns the property must first obtain a change-of-use permit for that property. To obtain a change-of-use permit for the property or properties, you must have a registration number.
Since this new regulation sets a maximum quota for tourist accommodations in each municipality on the Île de Ré, once that quota is reached, no further change-of-use permits will be granted. Applications will then be placed on the municipality’s waiting list.
The authorization is granted for a period of three years, starting from the date of issuance. It is issued in the applicant’s personal name and is non-transferable.
The regulations stipulate that an owner (whether an individual or a legal entity) may not hold more than two change-of-use permits simultaneously for properties rented as furnished vacation rentals within the territory of Île de Ré.
The full text of the regulations setting forth the conditions for issuing authorizations to change the use of residential premises to furnished tourist accommodations can be viewed on the Community of Communes’ website. The steps required to obtain a registration number and submit an application for a change of use can only be completed online at www.declaloc.fr.
Please note: These new regulations do not apply to primary residences rented for fewer than 120 days per year.
You have several options: entrust management to a local agency (maintenance, tenant relations, overseeing repairs), hire a property manager, or work with trusted neighbors. Insula Réa can connect you with trusted partners to manage and maintain your property during the off-season.
The Ré market is currently undergoing an adjustment phase (2024–2025). This presents a window of opportunity for buyers: more choices, greater bargaining power, and prices that have fallen by 8 to 14% from their 2021 –2022 peaks.
Buying now means taking advantage of a market correction in a region whose long-term value is undeniable.
